Cost to Replace Attic Insulation in DFW — What You'll Pay in 2026
Complete breakdown of attic insulation replacement costs in Dallas-Fort Worth. R-38 removal + install pricing, when replacement is needed, and how to budget.
Howdy, neighbor! I'm Neal from DFW Attic Insulation. I've spent over 20 years in roofing and construction, and I've crawled through more attics in this metroplex than I can count. Some of them clean. Some of them... not so much.
Here's the thing: you can't always add new insulation on top of old. Sometimes you need to rip it out and start fresh. Let's talk about when that's necessary and what it costs.
Complete replacement for a typical 1,500 sq ft DFW home runs $1,700 to $3,700 depending on the R-value and whether the old insulation is contaminated. That includes removal, air sealing, baffles, and new blown-in fiberglass.
When replacement is needed — not just adding more
About 1 in 4 attic jobs we do involves removal. The other 3 are straightforward add-ons. Here's when we recommend removal:
Rodent contamination. Droppings, urine, nesting material. You don't want to seal that in. I pulled insulation out of an attic in Dallas last year that had a whole raccoon family living in it. That's not something you want above your ceiling. Mold or moisture damage. Old insulation that got wet will smell and degrade over time. A customer in Grapevine had a slow roof leak for months before noticing. The insulation was black with mold. Had to come out completely. Heavy compaction. If the old insulation is matted down to half its original thickness, it's not doing much. In older Dallas homes, we regularly find R-19 batts that have compressed to R-11 or less. That's basically no insulation at all. Asbestos risk. Homes built before 1990 may have vermiculite insulation containing asbestos. Highland Park and University Park homes from the 40s and 50s are particularly at risk. We test before touching it.We inspect before recommending anything. If the old stuff is dry and clean, we'll add on top. If it's compromised, we'll quote removal first.
What removal costs
Removal is labor-intensive. HEPA vacuum system, bagging, proper disposal. Here's what it runs:
| Attic Size | Clean Removal | Contaminated Removal |
|---|---|---|
| 1,000 sq ft | $400–$600 | $600–$900 |
| 1,500 sq ft | $600–$900 | $900–$1,400 |
| 2,000 sq ft | $800–$1,200 | $1,200–$1,800 |
Heavily contaminated attics require hazmat suits, negative air pressure machines, and special disposal. That adds to the cost but is non-negotiable for safety.
What new installation costs after removal
After removal, we air-seal every penetration, install baffles at every soffit vent, and blow in fresh fiberglass. This prep work is what separates professional work from a quick blow-in job. The Department of Energy has a thorough guide on air sealing — most of what they recommend, we do on every job.
| R-Value | 1,000 sq ft | 1,500 sq ft | 2,000 sq ft |
|---|---|---|---|
| R-38 | $1,000–$1,300 | $1,300–$2,200 | $1,700–$2,800 |
| R-49 | $1,200–$1,550 | $1,600–$2,700 | $2,100–$3,400 |
| R-60 | $1,450–$1,800 | $1,900–$3,200 | $2,500–$4,000 |
All prices include materials, labor, air sealing, baffles, and cleanup. No hidden fees, no surprises. We inspect first, quote exactly.
Full replacement cost — removal plus install
For a complete job on a typical DFW home:
- R-38 with removal: $1,700–$3,200 for 1,500 sq ft
- R-49 with removal: $2,200–$3,700 for 1,500 sq ft
Had a customer in Dallas last year. They called because their bedroom ceiling was making scratching sounds at night. I went up into their attic and found 8 inches of old blown-in cellulose, heavily disturbed. A family of raccoons had been nesting up there. The insulation was matted down, contaminated with droppings, and smelled terrible. We removed it all, sanitized the space, sealed entry points, air-sealed, and blew in fresh R-38. No more scratching. And their energy bill dropped by a good amount. See our full pricing guide for a detailed breakdown.
Does insurance cover it?
Sometimes. If the damage was caused by a covered peril — storm damage from a roof leak, fire damage — your homeowners policy may cover removal and replacement. If it's old age, wear and tear, or rodent activity, that's on you.
We can provide documentation for insurance claims. We've done it for customers in Southlake and Keller who had storm damage that led to attic contamination.
Rebates and tax credits
Oncor offers rebates for attic insulation upgrades across DFW. The current program covers up to 50% of the cost for qualifying homes. We handle the paperwork for you.
There's also a federal tax credit under the Inflation Reduction Act. Up to 30% of the cost, capped at $1,200 per year. And Energy Star's rebate finder can tell you what other incentives are available in your area.
Between rebates and tax credits, some homeowners effectively pay half price.
How to tell if you need replacement
Go up into your attic with a flashlight. Look for these signs:
Can you see the ceiling joists? If the insulation is level with or below the joists, you need more.
Does it look dirty or dark in spots? That's dust infiltration or moisture damage.
Do you see droppings or nesting material? Rodents and raccoons love attics. Their waste is hazardous.
Does it smell musty? That smell comes down into your living space.
If you see any of these, call us. We'll inspect for free and tell you honestly what's needed.
Replacement cost by city
Costs are consistent across DFW, but home age varies a lot by city. Here's how it breaks down:
| City | Typical Home Age | Likely Need | Full Replacement |
|---|---|---|---|
| Dallas | Pre-1980 | Full removal + R-49 | $2,200–$3,500 |
| Fort Worth | Pre-1985 | Full removal + R-49 | $2,000–$3,200 |
| Highland Park | Pre-1950 | Air seal + R-60 | $1,900–$3,000 |
| University Park | Pre-1955 | Air seal + R-60 | $2,000–$3,200 |
| Plano | 1990s | Add-on to R-49 | $1,300–$2,200 |
| Frisco | Post-2005 | Add-on to R-49 | $1,200–$2,000 |
| McKinney | Post-2005 | Add-on to R-49 | $1,200–$2,000 |
| Southlake | 2000s | Add-on or partial removal | $1,500–$2,800 |
| Arlington | 1970s–1990s | Full removal + R-49 | $2,000–$3,200 |
| Irving | 1970s–1990s | Full removal + R-49 | $1,800–$3,000 |
The trend is clear: older cities need full removal more often. Newer suburbs typically just need an add-on. R-49 is the sweet spot regardless of your starting point. The DOE's insulation guide confirms R-49 is the target for climate zone 3.
The bottom line
If your attic insulation is contaminated or failing, replacement is worth doing. You'll notice the comfort improvement within days. The energy savings pay for the job over time.

Here's something I tell people that loses me jobs: if your roof needs replacing, do that first. Insulating a leaking attic is throwing money away. If you have active mold, that needs remediation before insulation. If your attic has no ventilation, fix that first. Insulation without ventilation in a Texas attic is like wearing a winter coat with the zipper up.
I've had plenty of calls where I walked into an attic that already had good insulation and told the homeowner they didn't need anything. I'd rather lose a sale than sell something you don't need.
Not sure if yours needs replacing? We'll come take a look for free. If we can add on top of what you have, we'll tell you. If it needs to come out first, we'll quote that honestly.
P.S. Mention "SWEATY ATTIC" when you call and we'll throw in a little discount. Just our way of saying thanks for being clever.
